What an inspection may include
- Visual inspection of basements, attics, crawlspaces and problem areas
- Moisture meter and sometimes thermal imaging to find wet spots
- Air or surface sampling sent to a lab, when appropriate
- A written summary with recommendations
Note: the EPA says that if mold is visible, sampling is often unnecessary — the priority is removal and fixing moisture. Testing is most useful for hidden mold, real-estate transactions, or post-remediation clearance.
Common questions
Do I need mold testing?
Not always. If you can see mold, the focus should usually be removal. Testing helps when mold is suspected but hidden, or to confirm cleanup worked.
Is the inspector the same company that does removal?
Sometimes. Some homeowners prefer an independent inspector separate from the remediation company — you can ask for that.
